Flood Map for Planning – Surface Water Spatial Planning Depths – Present Day

The Flood Map for Planning Service includes several layers of information. This includes Surface Water Spatial Planning Depths. These datasets show the extent of land at risk of flooding from surface water to a defined depth band for a defined annual exceedance probability (AEP), or chance of flooding each year.

These datasets include the following probability scenarios:

● 0.1% AEP (1 in 1000) ● 1% AEP (1 in 100) ● 3.3% AEP (1 in 30)

And the following depth bands:

● Up to 150mm ● 150 – 300mm ● 300 – 600mm ● 600 – 900mm ● 900 – 1200mm ● 1200 – 2300mm ● Over 2300mm

These datasets are designed to only give an indication of flood risk to an area of land and are not suitable for showing whether an individual property is at risk of flooding. This is because we cannot know all the details about each property.

Users of these datasets should always check they are suitable for the intended use. Attribution statement: © Environment Agency copyright and/or database right 2025. All rights reserved.
